Heart Healthy Quick and Easy Doctored Up Spaghetti!

 I don't know about you, but being a Brentwood TN Real Estate Agent full time leaves me with precious little time to cook some days, healthy or otherwise. Need an easy meal? Want to be healthier?

Here is an easy take on  weekday spaghetti.
1 lrg jar store bought  low sodium spag sauce
1/2 cup diced onion
3lrg cloves garlic pressed
1tsp sugar
1Tbsp lemon juice
1Tbsp oregano
1 basil leaf
salt substitute & pepper to taste
1-10 drops hot sauce 
1lb ground turkey
1 pkg whole wheat spag noodles

 

 

Simmer sauce and ingredients together for 15 mins.
Brown and drain turkey add to sauce, 
serve over spag (or any pasta)
Garnish with grated parm/romano cheese  
serves 6

Closing Costs - A Basic Breakdown

Basic Closing Costs
 The bundle of fees associated with the buying or selling of a home are called closing costs. Certain fees are automatically assigned to either the buyer or the seller; other costs are either negotiable or dictated by local custom. One example is that in Brentwood TN  (Williamson county) sellers most often pay for Title insurance, however move over to Rutherford County and the custom is for buyers to pay Title insurance. Your agent should be aware and up to date for the area you are purchasing in.

Buyer closing costs
 When a buyer applies for a loan, lenders are required to provide them with a good-faith estimate of their closing costs. The fees vary according to several factors, including the type of loan they applied for and the terms of the purchase agreement. Likewise, some of the closing costs, especially those associated with the loan application, are actually paid in advance. Some typical buyer closing costs include:

The down payment
Loan fees (points, application fee, and credit report)
Prepaid interest
Inspection fees
Appraisal
Mortgage insurance (typically 1 year's premium plus an escrow of 2 months)
Hazard insurance (typically 1 year's premium plus an escrow of 2 months)
Title insurance 
Documentary stamps on the note

Seller closing costs
 If the seller has not yet paid for the house in full, the seller's most important closing cost is satisfying the remaining balance of their loan. Before the date of closing, the escrow officer will contact the seller's lender to verify the amount needed to close out the loan. Then, along with any other fees, the original loan will be paid for at the closing before the seller receives any proceeds from the sale. Other seller closing costs can include:

Broker's commission
Transfer taxes
Recording fees 
Documentary Stamps on the Deed
Title insurance (in many areas but not all)
Property taxes (prorated)

Negotiating Closing Costs
In addition to the sales price, buyers and sellers frequently include closing costs in their negotiations. This can be for both major and minor fees. For example, if a buyer is particularly nervous about the condition of the plumbing, the seller may agree to pay for the house inspection.
Likewise, a buyer may want to save on up-front expenditures, and so agree to pay the seller's full asking price in return for the seller paying all the allowable closing costs. There's no right or wrong way to negotiate closing costs; just be sure all the terms are written down on the purchase agreement.

Proration
At closing, certain costs are often prorated (or distributed) between buyer and seller. The most common is for property taxes. This is because property taxes are typically paid at the end of the year for which they were assessed. Meaning, if a house is sold in June, the sellers will have lived in the house for half the year, but the bill for the taxes won't come due until the following year! To make this situation more equitable, the taxes are prorated. In this example, the sellers will credit the buyers for half the taxes at closing.

Easy Blender Strawberry Sorbet!

This one is for Desiree, because she asked so nicely...*wink*

 1pkg strawberry jello


3/4 Cup boiling water


2 egg whites, whipped 


3/4 Cups light corn syrup 


2 Cups purreed fresh strawberries(can use frozen defrosted)   

Dissolve jello in boiling water, stir in purreed fruit & corn syrup.  Beat in eggwhites with a wisk. Pour into 13x9 glass dish and freeze for 2 hrs. Scoop 1/2 into blender  at a time and blend  until smooth but not melted, pour  into 1qt container and freeze for 6hrs to overnight. Serve scoop in dish with fresh sliced berries ~
Garnish with a sprig of mint for color!
serves approx. 6  

P.S any fruit can be used with corresponding jello flavor

Market Update - Week of January 28, 2008

Mortgage bond prices fell last week pushing mortgage interest rates higher. Trading was volatile following the unexpected Fed rate cut. Bonds were positive the beginning portion of the week buoyed by a struggling stock market. In a surprise move, the Fed lowered the federal funds rate 75 basis points to 3.5 percent to help the struggling economy. This came ahead of the scheduled Fed meeting January 30th. Stocks reversed the negative trend posting gains following the Fed move. Unfortunately this caused mortgage bonds to suffer and pushed rates higher. For the week, interest rates on government and conventional loans rose by about 1/2 of a discount point.

The Fed meeting Wednesday will be the most important event this week. The gross domestic product, employment cost index, and employment report also have the real potential to cause mortgage interest rate volatility.

Fed Meeting

All eyes will be focused on the Federal Open Market Committee meeting Tuesday. A rate decrease is expected. However, the magnitude of the change remains uncertain.

Keep in mind that a Fed rate cut does not automatically mean mortgage interest rates will improve, as was evident the latter portion of last week. The Federal Reserve has direct control over the level of short-term interest rates. The Fed's influence over longer-term interest rates is less certain.

A cautious approach to float/lock decisions is prudent heading into the Fed meeting this week. Be prepared for potential market volatility.
